Premier Advantage Real Estate FAQ
Premier Advantage Real Estate answers the questions California Sellers and Buyers are asking now. Real Simple. Real Savings. Real Results.
Sellers — List for ½%
What Is the ½% Seller Listing Plan?
Our ½% Listing Plan is a smarter way to sell a California Home. You help where it makes practical sense. We handle the licensed Broker work.
The Seller may assist with property access, preparation, showings, open houses, and local coordination, while Premier Advantage Real Estate provides Broker-managed MLS Exposure, Internet Exposure, pricing guidance, offer review, Contract support, disclosure guidance, Escrow coordination, and Transaction oversight.
Are Real Estate Commissions Negotiable in California?
Yes. Real Estate Commissions are negotiable in California and are not fixed by law. California Business and Professions Code §10147.5 requires every Listing Agreement to disclose this in boldface type.
Premier Advantage Real Estate offers Sellers a ½% + $795 Listing Fee compared to the traditional 2–4% Listing Commission charged by many Corporate and Franchise Brokerages. The Broker Fee is paid through Escrow at Closing when your Home sells, based on the final written Listing Agreement.
Is This the Same as a Cheap Flat-Fee MLS Listing Service?
No. Many Flat-Fee MLS Listing Services charge an upfront Fee, place your Property on the MLS, and leave the Seller to handle offers, disclosures, negotiations, and Escrow alone.
Premier Advantage Real Estate provides a Broker-managed Listing Service with MLS Exposure, Internet Exposure, pricing guidance, offer review, Contract negotiation support, disclosure guidance, Transaction oversight, and Escrow coordination. This is not a limited posting service. It is Broker Representation at a fraction of traditional Listing costs.
How Much Can I Save on Real Estate Fees in California?
On a $1,000,000 Home, a traditional 3% Listing Commission costs $30,000. Premier Advantage Real Estate charges $5,795 (½% + $795) — a potential savings of $24,205.
On a $2,000,000 Home, that difference reaches $49,205.
On a $3,500,000 Home, you keep $86,705 more.
Premier Advantage Real Estate has operated as an independent California Broker since 1999. No Franchise. No referral Fee platform. No upfront Broker Commission. Just a ½% + $795 Listing Fee, paid through Escrow when your Home sells, based on a written Listing Agreement.
Will My Home Still Get Full Exposure on Zillow, Redfin, Realtor.com, and Homes.com?
Yes. MLS Listings in California can syndicate listing data to major Real Estate platforms such as Zillow, Redfin, Realtor.com, Homes.com, Trulia, brokerage websites, and other online Real Estate search portals.
Full MLS and Internet Exposure means Your Home Everywhere. A lower Listing Fee does not mean lower online Exposure. Your Home can still compete online while you keep significantly more of your Equity.
Can I Cancel My Listing If I Change My Mind?
Yes, subject to the written Listing Agreement. Premier Advantage Real Estate offers a Seller-friendly approach: cancel on 72 hours' notice because we earn your business by performing, not by trapping you in a long-term agreement.
Since there is no upfront Broker Fee and no Broker Commission unless your Home sells, the model is designed to reduce risk for Sellers.
Buy Advantage Program
What Is the Buy Advantage Program?
The Buy Advantage Program is Premier Advantage Real Estate's transparent, low-Fee Buyer Representation model built for the way Buyers actually search for Homes today.
Many Buyers already find Properties on Zillow, Redfin, Realtor.com, Homes.com, and Open Houses before they ever contact an Agent. You may not need someone to simply search for Homes. You need a Licensed California Broker to help negotiate the transaction, review Contracts, guide you through inspections and disclosures, coordinate with Escrow and title, and protect your interests at every step.
Do Buyers Now Have to Sign a Buyer Broker Agreement in California?
Yes. In California, Buyer Representation Agreements are required as soon as practicable, but no later than the Buyer's offer to purchase real property. That Agreement should clearly state the Broker compensation, the services provided, the term of the Agreement, and what happens if the Seller does not pay the Buyer Broker Fee.
Some Buyers are told, "Do not worry, the Seller will pay." But the written Agreement matters. Buyers should understand what they are signing, what they may owe, and what happens if Seller-paid compensation is not available or is less than the agreed Buyer Broker Fee.
What Does a Buyer's Broker Actually Do for Me?
Under the Buy Advantage Program, Premier Advantage Real Estate assists with the critical parts of the purchase process: offer strategy, Contract review, negotiation support, disclosure review, inspection guidance, Escrow coordination, title issues, lender communication, contingency timelines, repair requests, and closing.
You bring the Home you want to buy. We bring the experience, Contract knowledge, and Transaction oversight.
Can I Negotiate How Much I Pay a Buyer's Agent in California?
Yes. Buyer Broker compensation is negotiable. You are not required to pay 2–3% simply because that was common in the past.
Before signing any Buyer Representation Agreement, read it carefully and understand the Fee, the services, the term, and what happens if the Seller does not pay the full amount. Premier Advantage Real Estate provides clear, written Buyer Representation terms before you commit.
Why Choose the Buy Advantage Program Over a Traditional Buyer's Agent?
Because many Buyers are already doing a large part of the search work themselves. Today's Buyers search online, compare Properties, watch price changes, attend Open Houses, and identify Homes they want to buy.
The Buy Advantage Program recognizes that reality. You find the Property. We help negotiate the deal, protect your interests, and guide you through the legal, financial, and Escrow process at a transparent, low Broker Fee.
